| Birdhouse Rental Rates
The Birdhouse
usually rents on a calendar week basis during the summer, Saturday through Saturday.
However, it is available monthly for long term stays and also daily with a
three day minimum.
Rental rates vary depending on the time of year. The following chart
outlines our rental rates.

Birdhouse Policies
 | Check-in time is after 3:00 PM. |
 | Check-out time is before 11:00 AM. |
 | RESERVATIONS
 | Reservations are made on a first come, first serve basis.
Reservations may be made through 2004, but will be subject to 2004
rates. When making reservations, give the total number of adults and
children in your group. The Birdhouse sleeps 8 and this is the maximum
number of persons who may occupy the unit. The only exception is an
infant in a crib (you must supply your own crib). The Saturday start
day for weekly rentals normally applies to the summer season only. |
 | Minimum rental period is 3 nights, unless otherwise specified. Any
rental less than 3 nights will incur a cleaning fee. Rental balance,
tax and security deposit are due upon or before arrival. Payments may
be made in the term of Traveler's Checks, cash, bank money orders,
Cashier Checks, Visa and MasterCard. Personal checks will not be
accepted upon your arrival. |
 | We will not rent to vacationing students, or singles under 25
years of age unless accompanied by an adult guardian or parent. Any
reservation obtained under false pretense will be subject to
forfeiture of advance payments, deposit and/or rental money. |
 | ABSOLUTELY NO PETS are allowed in this home or on the
premises. If you bring a pet to this unit, you will be asked to remove
and board your pet. You will be asked to leave if a pet belonging to a
member of your party is sighted on the premises during your stay.
Also, any evidence of a pet in this rental unit or on the premises
will result in forfeiture of your security/damage deposit. (Note:
Non-residents are restricted from taking their pets on the beach by
local law. Bringing pets to this area for your vacation is not a good
idea anyway.) |
 | NO SMOKING is allowed inside the house. If you smoke
outside the house, all cigarette butts and other smoking related trash
must be properly disposed of. Do not leave cigarette butts on the
ground or in the water. |

 | DEPOSITS
 | In order to hold your reservation, we require a deposit of 50% of
your total rental fee (excluding taxes and security/damage deposit)
plus a non-refundable reservation-processing fee of $20.00. The rent
deposit must be received within ten (10) days after booking in order
to confirm your reservation. In addition to your rent balance and tax,
at check-in a SECURITY/DAMAGE DEPOSIT in the amount of $300 is
required. Your security deposit will be fully refundable within two
weeks of your departure, providing the following provisions were met:
 | There was no damage to the unit or its contents (including
linens) beyond normal wear and tear. |
 | All debris, garbage, etc. was placed in outdoor trashcans. |
 | Dirty dishes were placed in dishwasher and run, or washed. |
 | Unit was left in a neat condition (a minimum $50 charge it extra
cleaning is required). |
 | No items were missing from the unit. |
 | All keys were returned to the office or left in the key drop box
provided. The fee will be $10.00 per key not returned. |
 | A $30.00 fee will he charged for any after-hours lockout. |
 | No pets have been in the unit or on the premises. |
 | No reservations have been made by or for minors. |
 | The number of guests did not exceed the maximum capacity of the
unit. |
 | There has been no smoking in the unit. This is a non-smoking
home. |
 | Any remaining balance has been paid. |

 | NOTE: If expenses are incurred to make repairs, replace
missing or damaged items, pay for extra cleaning, or any other
violation of the rental policy, we reserve the right to apply the
security deposit to these expenses. |

 | CANCELLATIONS
 | Rental deposits will he refunded less a $60.00 processing fee for
cancellations ONLY if the unit re-rents with no lost time OR revenue. |
 | CANCELLATIONS OR EARLY DEPARTURES FOR ANY REASON (INCLUDING
WEATHER) DO NOT WARRANT ANY REFUND OF RENT OR DEPOSIT. |
